  • The Internet - It is important to market your property on-line. More than 80% of buyers use the Internet to search for real estate.  At Vermont Listings I can promote your property on our website and by marketing it through the statewide MLS.       
    • At VemontListings.com, my website is the center of all that I do which explains why my agency brand name, VermontListings.com, is the same as our Internet URL.  By offering a rich variety tools and information I can better serve customers and increase traffic so that more people will see your property.  For land listings I have a second website, VermontLand.com   
    • The Multiple Listing Service.  The MLS is highly effective for two reasons.  First, via the Internet, it lets brokers know about your property almost instantaneously. They can see it, study it and readily e-mail a notice to their prospects.  Second, if you are in the MLS and a potential buyer searches another agency website to look for real estate, your property could appear in that search result if your property matches their search criteria.  You do not have to list your property in the MLS, but I strongly recommend that you do so.  
  • Commission -  I do not have a standard or fixed commission rate.  Since most real estate transactions involve a co-broker, sellers should try to attract other brokers to their property.  The typical co-broke commission rate is 2.5-3%, implying a total commission rate of 5-6%. 
  • If you are planning to buy another Vermont property after selling your current property, I will certainly work with you to lower your total transaction costs  
  • Your Right To Cancel. You can cancel your listing at any time prior to the expiration date.  I also allow you to cancel without penalty since I do not use blackout periods as a means to prevent agency switching when a listing expires.
